Jared The Galleria of Jewelry could be coming to Braintree after the developer of the Sheraton Hotel site across from the received approval last week from the Planning Board to make minor adjustments to accomodate the retailer's unique architecture.
"We hope that they will become the first tenant on the site," said Frank Marinelli, an attorney for developer Karma Nominee Trust.
The board voted 5-0 to allow a pre-planned retail building to have a footprint of 6,064 square feet instead of 5,700. Chair Robert Harnais called the design changes, which allow for portions of the walls that jut out, a "very, very minor modification."
No lease has been signed yet with the national jewelry chain, but Marinelli said an agreement was near. Officials , with a number of conditions, on Dec. 14. Retail space and a 270-seat restaurant will replace a 140,000-square-foot portion of the hotel targeted for demolition.
Complex manager Carpenter and Co. said previously that it hopes to complete construction later this year. That would include reducing the number of rooms in the hotel from 374 to 204. The changes approved on March 8 would not affect the number of parking spaces, Marinelli said, nor encroach on the town's open space requirements.
"I'm hoping they can attract such a prestigious tenant," board member Darryl Mikami said, adding that the developer may have to go to the Zoning Board of Appeals to sort out Jared's particular kind of signage.
