Braintree Nursing Home to Become Apartment Complex

The project near Sunset Lake is expected to be completed in July.

Integrated Builders has begun the renovation of a former nursing home into 27 unit apartment complex. F.X. Messina Enterprises of Braintree owns the building and the Sunset Apartments project will mark the second time Integrated will work with Messina. The project is slated for completion this July and the apartments will feature stunning views of Sunset Lake.

Working with Rob St. John and George Lawton of Messina, Integrated’s staff includes Superintendent Mike Kelly; and Project Manager’s Bob Purdy and John Concannon. Together the Integrated team will oversee onsite staff and collaborate with Messina and the rest of the project team. The Architect for the project is Dmitri Kapalis from Habeeb & Associates. South Shore Construction Consultants will perform MEP Engineering, and Strategic Technology Solutions will be the Civil Engineer. All of the site work will be performed by Joe Fernald, Project Manager at Messina.

“We chose to work with Integrated because of their proven success with renovation projects,” said Rob St. John, Director of Planing at Messina.  “The building was originally built in phases which could lead to structural challenges but we are confident that Integrated will strategically solve any issues and keep the project on schedule.”

To accommodate the apartment style layout, the renovation will include a demolition of part of the original building to create 51 new parking spaces among other building improvements.  The project includes all new entrances and an elevator. New stairwells will be installed as previous staircases will become new concrete floors. All new drainage, water, sewer, gas, and electric utilities are also being installed. Notably, a Recharge system is being installed under the parking lot to pretreat roof and parking lot water discharge back into the soil.  All new energy efficient windows and roofing will be installed.

Future residents will enjoy granite counter tops, stainless steel appliances, wood floors and carpeting in the bedroom. Additionally, major changes to the exterior will provide a sleek new look which will make the property a desirable location to live. The building is conveniently located by a bus route which will take residents to the Braintree T Station in 5 minutes.
