New CVS Moves Forward With Zoning OK From Planning Board
The Braintree Town Council will make a final decision on whether to re-zone a portion of land off Church Street to make way for a CVS.
A proposed CVS at Church and Washington Streets in Braintree moved one step closer to reality this week when Planning Board members recommended that the Town Council approve re-zoning at the site.
The board voted unanimously on Tuesday in favor of re-zoning a portion of 90 Church street from Residence C to General Business. Representatives for the developer, New England 2 LLC, said that use in the area is consistent with business zoning and that the new development would be more attractive for neighbors than the current South Shore Auto Lines.
"We recognize that this is an important site in Braintree," attorney Frank Marinelli said. A CVS will be a "higher and better commercial use," he added, and "more compatible" with the surrounding area.
Property owners Greg and Michael Shea plan to lease the land to RI-based CVS if the re-zoning is approved. It must first go before the Town Council for review.
Re-development would include demolition of three buildings at the former South Shore Chrysler site and two residential buildings, and the construction of a 12,900 square foot CVS with a drive-through. The 1.6-acre site would contain 23 percent open space, up from 8.1 percent currently, Marinelli said.
Some of the drive-through canopy structure would be placed on the parcel that is currently Residence C, Marinelli said, but it will mostly contain circulation, parking and landscaping.
No neighbors spoke during the hearing on Tuesday. Attorney Joseph Driscoll said that the Sheas looked at a number of options for the site before choosing CVS. They have no plans currently to re-locate South Shore Auto Lines in Braintree or elsewhere, Driscoll said.
If the zoning change and future site plan are both approved, the CVS on Independence Avenue in Quincy would close and move to the Church Street location. It will not be a 24-hour operation, Driscoll said.

Were any owners notified of this meeting? I can tell you now that many residents of Independence Manor on Independence Ave. rely on South Shore Auto Lines. Again, I protest that we do not need another CVS in this area, especially one with a drive through. Traffic is bad enough in this area!! There are two within a couple of miles from this location!!

I've been buying cars at South Shore Auto Lines for 30 years and getting all work done there. Where do I go now? I've trusted these folks and depended on them. This is very upsetting.

Hi Mack,
The majority of them drive cars, and have their routine work and maintainence, as well as major repairs done there. It is an excellent place. Sorry I missed the part about the Indpendence Ave store closing. I am very sorry about that as there is ample parking and very little traffic at that location. I do not think it is a matter of what the people want, but what the town wants. After all a drive through CVS will bring in a much greater tax base. All in all, I think this is a bad idea.

Tony at Custom Auto is a great alternative. He's only a couple blocks away and is as trustworthy as they come.
If it is properly zoned, the owners should be able to put whatever business they want there. I am happy that they aren't proposing a Hooters, though.

Is really necessary to have another CVS on that road? Drive one mile in either direction and you have CVS in Quincy and you have CVS or Rite Aid on Washington Street in Braintree Square. This town is so over developed… what ever happened to the small business owner??

The real problem here is that Chrysler was allowed to pull the plug on a long running successful franchise turning them into a used car lot in 2009. Now not only do we have to deal with another big box CVS, we have to watch more people loss their jobs due to corporate greed.
